What that suggests for 2027, and why we will not state it as fact

Notices have mailed in mid January and the deadline has fallen in the second half of March. That is a pattern, not a schedule.

We will not print a 2027 deadline here until the City publishes one, and here is the specific reason. The City's own pages describe the review window inconsistently: one says the period runs 67 days from mailing and another calls it a 60 day period, while the 2026 window actually ran 68 days. Anyone deriving a deadline by counting days from a mailing date is going to be wrong, and being wrong by a day on this particular number costs you the entire year.

Working backwards from your deadline

• Before January 31. File and the fee is $40 rather than $50. Filing early also leaves the whole review period to negotiate in.
• The whole review period. Talk to the assessor. A correction agreed here costs nothing and needs no hearing.
• The deadline itself. The complaint must be in, with its fee. There is no extension and the customer review period does not pause it.
• 21 days before any hearing. Your evidence is disclosed, or it cannot be heard.
• 3 days before. Rebuttal.
