Nothing to lose
$0 up front
- 40 percent of the first year tax reduction.
- If your assessment does not come down, you pay nothing at all.
- Offered only where the estimated saving is large enough to be worth running.
If we get nothing, next year is on us.
Split it
$59 plus GST, up front
- Then 20 percent of the first year tax reduction.
- The $59 is not refundable.
- Cheaper than the free tier once the annual saving passes $295.
If we get nothing, next year is on us.
Keep it all
$199 plus GST, and up by assessed value
- $199 under $1,000,000.
- $299 from $1,000,000 to $1,999,999.
- $399 at $2,000,000 and above.
- You keep every dollar of any saving. The fee is not refundable.

If we do not get your assessment reduced, your next appeal in January is free. This is not a refund of what you paid this year. It applies to Split it and Keep it all.
Which one is actually cheaper
It depends on one number, and we would rather you knew it than guessed. Below an annual saving of $295, Nothing to lose costs you less. Above it, Split it costs you less. At exactly $295 they cost the same.
That is arithmetic, not a sales pitch: $59 divided by the difference between the two contingency rates. The screener shows you your own estimate, so you can work out which side of the line you are on.
Filing it yourself
If you would rather do this alone, the Evidence Report is $79 plus GST. You get the comparable table, the gaps, every error we found in your record, the wording to put on the complaint form, a script for the call with the assessor, and your deadlines. You file it, you keep everything.
It is a real alternative to hiring us, and we would rather sell it to you than take a contingency on a file you could have run yourself.
The board's fee is not our fee
The Assessment Review Board charges $50 to file a residential complaint, or $40 if it arrives before January 31. You pay that to the board directly. We never hold it and we never front it.
If the board decides in your favour, or if the assessor corrects every issue under complaint and the complaint is withdrawn before the hearing, the filing fee is refunded to you.
Commercial and multi-family
Four or more dwelling units, or any non-residential property, is a different business with a different board, a different fee ($650 per roll number) and different deadlines. It is pure contingency at 40 percent, delivered by a senior agent. Tell us about the property and we will come back to you.
